ESSENTIAL DUTIES AND RESPONSIBILITIES include the following: 1. Lease renewal or extension of current contracts without rent challenge or negotiation； 2. Sublease Renewal where no marketing and only minor negotiation required； 3. Lease termination (lease disposal which does not involve negotiation with landlord for e.g. executing end of term termination, executing a right to terminate)； 4. Purchase options/right of first refusal (advice regarding an existing option/right）； 5. Monitoring all lease critical dates to ensure that all contractual obligations are met； 6. Develop relationship and work closely with RPM, Internal or external Legal, Client's Property team, Audit/ Operational Risk and Client’s supply partners; 7. Working with Country Lead to develop initiatives at country level; 8. Managing the handover of Client's assets on owned and leased property with support of FM; 9. Performing site inspections (as needed); 10. Prepare business approval documents and related financial analysis; 11. Managing the eviction process for delinquent lease-out tenants (at Client’s instruction); 12. Ensure consistent application of property management standards; 13. Raise invoice to client on monthly basis ( not relevant to all countries); 14. Organise and manage property revaluation (as when required); 15. Support Country/ Sub-regional Lead in preparation of budget and forecast exercises; 16. Support Country/ Sub-regional Lead in audits, reporting, portfolio planning and finance management; 17. Build good relationship with Client's landlords/ tenants and resolve issues; 18. Document activities with designated software or reporting formats; 19. Ensure payments are as per contract obligations; 20. Review and approve GPMS lease abstracts form created by Analyst (where applicable); 21. Review and approve GPMS updates created by Portfolio Administration Primary “go to” point for the Shared Services Hub/ Finance and lease administration team (where applicable); 22. Other duties may be assigned.

EDUCATION and EXPERIENCE 1. Bachelors Degree or equivalent, Degree in Real Estate, Facilities Management, Engineering or related discipline; 2. 2+ years in the real estate industry; 3. Account/client management skills.
CERTIFICATES and/or LICENSES Candidates with recognised real estate (RICS/ MCR or similar) qualification will have distinct advantage.
COMMUNICATION SKILLS 1. Ability to comprehend, analyse and interpret complex business documents. 2. Ability to respond effectively to highly sensitive issues. 3. Ability to write reports and articles using distinctive style. 4. Ability to make effective and persuasive presentations on complex topics to employees and clients. 5. Must be able to act as Client’s representative in sensitive discussions with local authorities.
